COLDY's 2023 Premiere: Khamovniki 12 Deluxe Club House

COLDY has started the construction and sales of Khamovniki 12 deluxe club house, which will be located in the historical center of Moscow at 12 Truzhenikov Lane. The building will have 51 apartments, including 2 luxury panoramic-view penthouses, one of which was designed by Oleg Klodt, an internationally renowned architect and designer. Khamovniki 12 is a project where innovations and hot trends of the 21^st century are translated into a concise neoclassical form. The architectural concept of the building was developed by Evgeny Gerasimov, one of the most famous and esteemed architects of Russia’s northern capital. The building facades will be made of Jurassic marble. The finishing of the common areas will comprise only natural eco-friendly high quality materials, such as travertine, gypsum, three types of marble, maple veneer, brass and Dutch foil. In addition to the fundamental plasticity of the building, which is being built in accordance with ancient perceptions of beauty, Khamovniki 12 will feature decorative elements and bas-relief panels designed by a contemporary classic – sculptor Nelson Afian.

As part of Khamovniki 12 project, COLDY will collaborate with top premium and luxury brands and outstanding creative teams. Khamovniki 12 is a building vibrant with art. Its entrance will welcome the residents with a decorative forged portal created by a famous sculptor. The lobby will feature a unique library comprising lifetime editions of works by Russian poets who lived in Khamovniki in the 18^th and 19^th centuries.

Khamovniki 12 is a 14-story deluxe club house with the total area of 16,137 sq. m (of which residential area amounts to 7,939 sq. m). The project will comprise 49 spacious apartments ranging from 100 to 336 sq. m. and two unique penthouses of 273 and 304 sq. m respectively with a separate elevator. The penthouses’ special cozy atmosphere will be created by wood-burning fireplaces equipped with a charcoal filtering system and spacious terraces offering breathtaking views of the Ukraine Hotel, Khamovniki historical buildings, Novodevichy pocket park and other architectural sights. The jewel of one of the penthouses will be its own swimming pool with magnificent views of the waterfront and Moscow-City complex.

Premises on the first floor of the building will accommodate a club SPA area and a premium-class restaurant. For the convenience of its residents, the underground part of the building will have a four-level parking lot offering 87 car parking spaces, 7 motorcycle spaces and storage rooms. The parking lot will be accessible by modern car elevators. One of the underground levels is intended to accommodate a depository. The comfort of Khamovniki 12 residents will be looked after by the management company team comprising professionals with global qualifications in premium services.

 

As of today, COLDY development company has started active construction phase of Khamovniki 12 project. All necessary equipment and materials for the first work stage have been delivered to the construction site. Foundation stripping operations have commenced and other site preparation work is underway. The general contractor for Khamovniki 12 project is COLDY Construction. The construction and commissioning of the building are scheduled to be completed in 4Q 2025.
