GC Coldy is launching the first musical loft project in Russia: a business class apartment building Loft FM in Tagansky district of Moscow.
The residential complex featuring underground parking space with total area of 14.4 thousand sq. m will emerge on the landscaped area of 0.45 hectares at 32, building 3, ul. Nizhegorodskaya.
The overhaul works are scheduled in the seven-story building that used to house the Moscow Institute of Radio Communications, successor of Profradio plant, manufacturer of equipment that brought the Soviet Union among advanced media countries of the 20th century. The project provides for careful restoration of Stalinist era appearance of the industrial facility built in 1956 and located near the Rimskaya, Taganskaya, and Volgogradsky Prospect metro stations, and the Nizhegorodskaya Moscow Central Circle station.
Loft FM will further develop the successful history of the Radio plant that includes installing broadcasting systems in train stations and parks of the USSR, designing the first portable military radio station, inventing the first printed circuit boards, designing broadcast receivers for apartments and vehicles, as well as aircraft and ship radio stations, and satellite communication systems. In addition to special architectural features and design of public areas decorated with museum exhibits of radio equipment, the complex will have its own radio station in the FM band.

Loft FM will help the future residents to “tune in” to a positive wavelength and promote the project’s comfortable exclusivity,” said Elena Oreshkina, Head of Sales in the Coldy Group of Companies.
The complex with unique characteristics for the Central Administrative District includes 384 apartments of 16 to 87 sq. m in area, with ceilings of up to 4.2 m, and 0.9 thousand sq. m of commercial space. The ground floor will accommodate a central lobby, a cocktail area, several restaurants and cafés, a mini market and shops. The territory of the complex will feature a gym with a cardio zone. The underground part of the project will encompass a parking lot for 38 cars and 16 motor bikes, keller-type storage space, general purpose areas, and the radio station office. Three spacious elevators with designer finishing will ensure a comfortable lift from the basement.
In accordance with current trends in residential construction, Loft FM will be equipped with modern engineering systems providing automatic metering of energy, heat and water consumption.
The improvement of the local area involves laying out 21 parking spaces for guest parking, refreshing the adjacent “green area” with 18 trees and lawns, and the installation of benches, litter-boxes, street lamps and small architectural forms.
The overhaul works are scheduled to be completed, and the keys, to be handed over to apartment owners in the 4th quarter of 2019.
